How to Deal with Clogged AC Drain Lines

A clogged AC condensate drain line is one of the most common — and most preventable — causes of water damage in Southern California homes. Here's what you need to know.

Your air conditioner removes humidity from the air as it cools your home — that moisture has to go somewhere. It drips off the evaporator coil into a drain pan and flows out through the condensate drain line. When that drain line gets clogged, the water backs up, overflows the drain pan, and can cause significant water damage to your ceiling, walls, and flooring.

What Causes Clogs

The condensate drain line is a dark, moist environment — ideal for algae and mold growth. Over time, algae builds up inside the line and eventually restricts or completely blocks the flow. Dust and debris from the air handler can also contribute to clogs.

In Southern California, algae growth is accelerated by our warm temperatures. A drain line that might stay clear for 2–3 years in a cooler climate may clog annually here.

Signs of a Clogged Drain Line

  • Water dripping from the ceiling near your air handler
  • Water in the emergency drain pan under the air handler
  • Musty smell from your vents
  • System shutting off unexpectedly (many systems have a float switch that shuts the system off when the drain pan fills)
  • Visible water stains on the ceiling below the air handler

DIY Prevention

You can help prevent drain line clogs by pouring a cup of diluted bleach (1 part bleach to 16 parts water) or white vinegar into the drain line access port every 1–3 months during cooling season. This inhibits algae growth without damaging the line.
